We are seeking an experienced and technically proficient Facility Manager to oversee the daily operations, maintenance, and overall management of a residential apartment complex located in the prime neighbourhood of Labone. The ideal candidate will be a hands-on, organised, and proactive professional who demonstrates strong communication skills and a firm grasp of technical systems related to residential facility management.
This role is vital to ensuring the apartment complex operates smoothly, efficiently, and to the highest standards of safety, cleanliness, and tenant satisfaction.
Key Responsibilities
1. Facility Operations & Maintenance

• Oversee and manage all aspects of building infrastructure, including electrical systems, plumbing, HVAC, water systems, elevators, generators, fire safety systems, and security systems.
• Schedule and supervise regular preventative maintenance and repairs, ensuring minimal disruption to residents.
• Manage waste disposal systems and ensure cleanliness and sanitation of all shared spaces.
• Conduct routine inspections of the property to identify and address maintenance issues proactively.

2. Vendor and Contractor Management

• Liaise with external vendors, contractors, and service providers for maintenance, repairs, and specialised services (e.g. fumigation, landscaping, plumbing, electrical work).
• Negotiate and supervise third-party services to ensure quality workmanship and value for money.

3. Tenant & Resident Relations

• Serve as the primary point of contact for residents regarding facility-related concerns, complaints, and service requests.
• Ensure prompt and professional communication with tenants.
• Keep note of complaints and resolutions to track recurring issues and overall performance.

4. Health, Safety & Compliance

• Ensure the facility complies with all local safety regulations, building codes, and environmental laws.
• Develop and implement emergency protocols and ensure fire extinguishers, alarms, and emergency exits are operational.
• Monitor water storage and usage systems for quality and safety.

5. Budgeting & Reporting

• Assist in the preparation of operational budgets for facility maintenance, repair, and capital improvement projects.
• Track expenses, submit reports on operational performance, and recommend cost-saving strategies.
• Maintain accurate records of maintenance schedules, work orders, and utility usage.

6. Emergency Response

• Be available for emergency response outside of regular working hours, including weekends and public holidays.
• Maintain a 24/7 availability protocol for urgent facility-related issues.
